WHY IS “BUY LOW, SELL HIGH” ONE OF THE MOST PROVEN INVESTMENT PRINCIPLES—YET SO FEW INVESTORS FOLLOW IT?
The Difference Between Knowing How to Invest and Having the Courage, Discipline, and Patience to Do It
By Johnson Choi, MBA

Everyone knows the golden rule of investing: Buy low, sell high.
It sounds simple. It is taught in investment courses, promoted by financial advisers, and repeated by successful investors around the world.
Yet why do so many investors do exactly the opposite—buying when prices are high and selling when prices collapse?
The answer is simple: Human emotions—particularly fear, greed, impatience, and herd mentality—often overpower sound investment judgment.
(Location, Location, Location)

After more than four decades of personal experience in financial markets, international business, and real estate investment, I have learned that successful investing is not necessarily about predicting the future. It is about understanding value, managing risks, recognizing opportunities, and having the discipline to act when others hesitate.
- My Investment Philosophy Since the 1980s: Discipline Beats Market Timing
When I worked as an investment adviser during the 1980s, we were required to pass the Series 7 and Series 63 securities licensing examinations.
Among the fundamental investment principles we studied were buying assets at attractive prices, selling when valuations became excessive, and using dollar-cost averaging to build investments systematically over time.
One important lesson stayed with me throughout my professional and personal investment career:
Nobody can consistently predict the exact top or bottom of the market.
Because I recognized my own inability to predict market highs and lows, I adopted dollar-cost averaging as a major part of my personal investment strategy.
Instead of trying to guess the perfect moment to invest, I invested systematically over time, purchasing more units when prices were lower and fewer when prices were higher.
Over approximately four decades, this disciplined approach has worked extremely well for my investment objectives.
The lesson is straightforward: You do not have to be a market genius to achieve long-term investment success. But you must understand what you are buying, remain financially disciplined, and allow time to work in your favor.
- Real Estate Investing Since 1979: Location and Replacement Cost Matter More Than Market Hype
My family’s experience with real estate began in Hawaii in 1979 and subsequently expanded into Northern California.
Throughout these investments, we focused on two fundamental considerations:
First: Location, location, location.
A desirable location with convenient transportation, shopping, healthcare, employment opportunities, and an attractive living environment can support the long-term usefulness and desirability of a property.
Second: Replacement cost.
How much would it cost to acquire comparable land and construct a similar property today?
When an existing property can be purchased substantially below its estimated replacement cost, it may represent an attractive opportunity, provided that its location, condition, market demand, and other financial considerations justify the investment.
In my experience, buying quality real estate at a favorable price is far more important than following temporary market excitement.
- The 2008 Financial Crisis: When Fear Created Extraordinary Opportunities
During the 2008 global financial crisis, real estate markets across the United States suffered severe declines.
Property values collapsed in numerous communities. Banks tightened lending, distressed properties entered the market, and many investors became afraid to buy anything.
Yet some of the most attractive opportunities emerged precisely when public confidence was at its lowest.
During that period, many of my clients purchased prime properties at discounts of approximately 40% to 60% compared with their earlier market values.
While others were panicking, these buyers focused on location, underlying value, and long-term opportunities.
Many of those investments subsequently appreciated substantially.
Today, some of these investors are enjoying the financial rewards of decisions made when others were too frightened to act.
The investment lesson: The best opportunities do not always appear when the economy looks strongest. Sometimes they emerge when fear dominates the market.
However, buying during a downturn is not automatically profitable. Financial strength, careful selection, and the ability to hold an investment through difficult conditions remain essential.
- China’s Real Estate Correction: Why We Decided to Buy in Zhuhai
China’s property market experienced a prolonged boom before entering a major correction around 2021, although prices in some cities and developments had peaked earlier, around 2019.
Since then, certain property markets have experienced declines of approximately 40% to 60% from their previous highs.
For many existing homeowners, this correction has been painful.
But for prospective buyers with available capital, it has also created opportunities to examine properties that were previously much more expensive.
This is precisely why we decided to purchase a residential property in Zhuhai, Guangdong Province, within China’s Greater Bay Area.
Our property is located in Zhuhai’s rapidly developing Jinwan District, in a desirable residential neighborhood featuring:
- An unobstructed river view.
- Approximately five minutes’ walking distance to the major Huafa shopping complex.
- Convenient access to shopping, dining, healthcare, and community amenities.
- Modern residential surroundings and infrastructure.
- Access to the wider Greater Bay Area, including Hong Kong and Macau.
Most importantly, we purchased the property at approximately 40% below its earlier reference price.
Based on our assessment of local construction and development costs, we also believe our purchase price was below the estimated replacement cost of a comparable unit.
In other words, we believe it would be difficult to construct an equivalent property with similar features and location at the price we paid.
This does not guarantee future appreciation. However, it was an important consideration in our purchasing decision.
We did not buy because Chinese real estate prices were rising. We bought because prices had already fallen substantially, and we found a property that met our requirements at a price we considered attractive.
- Financing Costs: Another Important Difference Between China and the United States
Mortgage financing can significantly affect the total cost of property ownership.
In China, eligible borrowers may be able to obtain residential mortgage financing at interest rates around 3%, depending on the city, lender, borrower qualifications, and applicable lending policies.
That compares with mortgage rates that have often been substantially higher in the United States.
Some Chinese financing arrangements may offer long repayment periods, although maximum terms and borrower eligibility vary.
For buyers requiring financing, a lower interest rate can translate into considerable savings over the life of a mortgage.
However, the total cost must also account for loan terms, taxes, fees, currency movements, and the borrower’s individual circumstances.
- Currency Exchange: Could the Renminbi Provide an Additional Advantage?
For overseas Chinese and international investors purchasing property in mainland China, exchange rates are another important consideration.
For illustration, suppose the exchange rate is approximately US$1 to RMB6.6.
If the renminbi subsequently strengthens to RMB5.5 per US dollar, the dollar-equivalent value of a renminbi-denominated asset would increase by approximately 20%, even if its value in renminbi remained unchanged.
Some international financial institutions, including Morgan Stanley, have published forecasts regarding the potential future direction of the renminbi.
However, currency forecasts change, and an exchange rate of RMB5.5 per dollar should be treated as a possible scenario rather than a guaranteed outcome.
A favorable property purchase price, combined with potential currency appreciation, could create an additional financial benefit for a US-dollar-based investor.
The reverse is also true: If the renminbi weakens, currency movements could reduce investment returns.
- Property Taxes and Condominium Fees: A Major Difference in Ownership Costs
One of the most striking differences between owning residential property in mainland China and owning property in California or Hawaii is the ongoing cost of ownership.
Unlike the United States, mainland China does not generally impose a nationwide annual residential property tax on ordinary owner-occupied homes, although limited property-tax pilots and specific exceptions exist.
In California and Hawaii, annual property taxes can represent a substantial recurring expense, particularly for more expensive homes.
Condominium association and maintenance fees can also differ dramatically.
For example, some luxury condominium developments in San Francisco and Hawaii charge approximately US$2,000 to US$3,000 per month, depending on the property and services provided.
By comparison, the monthly property-management fee for certain modern residential condominium developments in Zhuhai may be around US$100 or less, depending on floor area and the services included.
Of course, individual properties vary significantly, and owners must account for other expenses, including maintenance, utilities, insurance, and transaction costs.
Nevertheless, the potential difference in recurring ownership expenses can be substantial.
A lower purchase price is attractive. But lower annual carrying costs can be equally important over 10, 20, or 30 years.
- Healthcare and Retirement Costs: The Investment Equation Goes Beyond Real Estate
At retirement age, financial security is not simply about how much wealth you have accumulated.
It is also about how much you must spend each year to maintain your preferred standard of living.
Healthcare is one of the most important considerations.
For example, a 60-year-old resident in California or Hawaii may face health insurance premiums of US$1,200 per month or more, depending on coverage, household income, and eligibility for subsidies.
In China, certain subsidized public medical insurance programs may cost only around US$100 annually for eligible participants.
However, these are not directly equivalent insurance products. Eligibility, benefits, reimbursement limits, access to providers, and out-of-pocket expenses can differ considerably. Foreign residents and overseas Chinese may also face different enrollment requirements.
The wider point remains important:
When comparing retirement destinations, investors should consider not only housing prices but also healthcare, food, transportation, property maintenance, and everyday living expenses.
For our family, these considerations played an important role in selecting Zhuhai as a second home and potential retirement destination.
- Why Do Investors Keep Buying High and Selling Low?
After decades of observing investors and financial markets, I believe several behavioral mistakes repeatedly undermine investment success.
Fear: When markets collapse, investors become afraid that prices will fall even further.
Greed: When prices rise rapidly, investors become convinced that the upward trend will continue indefinitely.
Herd mentality: Many people feel comfortable buying only when friends, relatives, colleagues, and the media are enthusiastic.
Impatience: Investors want immediate returns rather than allowing their investments time to mature.
Lack of independent judgment: Some people rely too heavily on opinions instead of evaluating underlying value.
Failure to understand replacement cost: Particularly in real estate, buyers sometimes focus entirely on recent price movements rather than the cost and economic fundamentals of comparable properties.
These behaviors help explain why buying low and selling high is easy to understand intellectually but difficult to execute emotionally.
- My Conclusion After More Than Four Decades of Investing
From purchasing real estate in Hawaii beginning in 1979, through my investment advisory experience in the 1980s, the 2008 financial crisis, and our more recent property purchase in Zhuhai, my personal investment philosophy has remained remarkably consistent.
Buy quality. Understand value. Focus on location. Consider replacement cost. Keep financing and ownership expenses manageable. Exercise patience.
For financial securities, dollar-cost averaging has served me well because I recognize that I cannot consistently predict market highs and lows.
For real estate, I prefer buying desirable properties at prices that make sense relative to their location, condition, replacement cost, and long-term usefulness.
Our purchase in Zhuhai reflects that philosophy.
We bought a property we wanted to own and enjoy, in a location we believe offers an attractive lifestyle, at a price substantially below its earlier market level.
I do not claim to know whether China’s real estate market has reached its absolute bottom.
Nobody knows that with certainty.
But I do know the price we paid, the property’s location, what it offers our family, and why we considered the investment worthwhile.
At this stage of life, a property that delivers personal enjoyment, lower living expenses, and a comfortable retirement lifestyle may be just as valuable as one that generates financial appreciation.
The Final Lesson
The greatest investment opportunities are often overlooked because people are afraid to act when prices are low—and too eager to buy when prices are high.
Successful investing is not simply about intelligence, education, or knowing market theories.
It requires financial discipline, independent judgment, emotional control, and the patience to wait for opportunities that meet your objectives.
Buy based on value, not excitement.
Invest based on fundamentals, not fear.
And remember: The price you pay matters just as much as the asset you buy.
